House hunters who would like to live near the country's finest gardens are having to pay an extra £58,554 (22 per cent) for the privilege, research from Halifax has revealed
The typical house price of homes surrounding 50 of the country's finest gardens stands at £321,953, in comparison to the county average of £263,399 - this works out at a premium of £58,554.
Properties near Chelsea Physic Garden are commanding the highest premium compared to the county, standing at 171 per cent, a staggering cash equivalent of £1,188,199.
This is followed by Windermere's Brockhole Garden (£188,830), and Chatsworth House Gardens, near Bakewell (£174,649).
There has also been an average increase in the price of a house in the top 50 'garden towns', rising from £240,891 in 2007, to £321,953 in 2017.
The location with the greatest price growth was the Chelsea Physic Garden - the surrounding area has seen house rates rise by 108 per cent in the past decade.
Of the top 10 garden towns, the highest average house prices since 2007 are in Greater London and the South East, with Cambridge Botanic Garden in East Anglia and Tatton Park Gardens in Cheshire making up the 10.
Homes near Osborne House Gardens on the Isle of Wight are the cheapest compared to the county average of -23 per cent, or £51,631 in cash terms. This is followed by the Biddulph Grange Garden in Staffordshire (-21 per cent or £36,935), RHS Rosemoor in Devon (-20 per cent or £49,729) and Clumber Park in Nottinghamshire (-17 per cent or £30,463).
Martin Ellis, Halifax housing economist, said: "Budding horticulturists hoping to live near one of the country’s most beautiful gardens open to the public will have to pay a premium for the privilege, as towns able to provide wide open ‘green’ spaces are highly desirable places to live."
